CSULB Construction Management has started a small construction project located in the landscaped area south of the FA4 building near the PH1 lecture hall. We will be installing a temporary storage building to house chemicals for the College of Natural Sciences and Mathematics until the New Hall of Science project is completed in the Spring of 2011. This project will involve the construction of a new slab on grade, new electrical service from PH1 and a new fence enclosure for the prefabricated storage building. The construction of this area will be approximately 6 weeks with an expected completion of mid December. During the construction process the "state vehicle only" parking spots will be utilized for the contractor's staging area.

As many of you are aware, on Monday, September 22, we started our shoring operations at the New Hall of Science project site. The original plan for the shoring installation was for the contractor to install the 45ft structural steel beams into the ground by vibrating the steel. As we began the installation of the shoring beams utilizing this method we discovered a deep layer of soil that has a density much greater than what we previously expected. This is causing vibrations and disruptions to be greater than we anticipated.
In an effort to help reduce the disruptions to the nearby buildings, we will begin pre-drilling the holes for the steel beams. This will allow the beams to be installed with more ease hopefully reducing the vibrations. We expect the beam installation to be less than 2 weeks in duration.
We will begin our earthwork excavations as we progress with the shoring. We will begin exporting the onsite soil on or after 9/29/08. The contractor is expecting approximately 20 trucks an hour to be hauling the soil from the project site. This will last for about 4 weeks. Please expect delays on East Campus Drive during this operation.
As we begin our underground construction and earthwork we can expect to find many unforeseen conditions that may slightly change our methods of installation or schedule. We are complete with the building demolition at the new CSULB Hall of Science construction site. In the last month our Contractor has removed the old PH3 Building and is now working on removing the foundations and underground basement structures.
The building demolition is on schedule, with the demolition subcontractor demobilizing the week of September 8th. We will be starting to work 12 hour workdays until this date to ensure we complete the demolition as promised within the first two weeks of the fall semester. As we continue the building demolition, the University maintains a full time onsite environmental consultant monitoring lead abatement and dust control measures to ensure all proper procedures are being followed. We are completed with all asbestos abatement in the existing structures. We continue to hold safety as our number one priority and are not only working with our environmental consultant to ensure the safety of faculty, staff, students and construction workers, but closely with our own Safety and Risk Management Dept.
The University is continuing to monitor dust emissions by taking dust samples at all areas surrounding the project site.
After the completion of the demolition in mid September, we will begin the next phase of the project which will mainly involve earthwork operations. We can expect to see drilling for underground shoring, surveyors, and building excavation shortly after demolition is completed. We will also start the installation of the new stairwell at the north end of the microbiology building in the coming weeks.
We anticipate a utility shutdown for the electrical distribution system sometime in October. This will mainly affect the power to the Microbiology Building. We will be performing this work on a weekend and will be providing 14 days minimum notice to all faculty and staff. Temporary power will be provided to the Microbiology Building during this outage.
We have also created a website to keep the public informed of our progress and to allow the public to submit questions or concerns regarding this project. The website is http://www.csulb.edu/projects/ph3/. We have installed links on the Division of Administration and Finance homepage and the PPFM homepage for easy access by visitors. This is in addition to the College of Natural Sciences and Mathematics PH3 Project website which focuses more on internal issues than the new public website will.

The New Science Building Project is continuing to move forward. In the last few weeks the Contractor has made significant progress with the interior hazardous material abatement, interior demolition and underground utility relocation work. We are continuing to move forward with the design of the new building as well as preparing for the upcoming demolition of the building.
We have had some changes to the dates for the utility shutdowns upcoming next weekend. The electrical shutdown for Microbiology is still on schedule for Saturday 6/7/08 from 7:30am till 5:00pm. Our Facilities Management Dept has been working closely with the college to ensure all temporary power needs are being met.
The water and gas shutdowns expected for next Saturday have been rescheduled for Saturday 6/14/08. As a reminder the following buildings and systems will be affected by this outage:
The hard demolition of the building has been postponed until the week of 6/16/08. We still expect the hard demolition to be completed at the beginning of September as previously planned.
East campus Drive starting next week will be down to one lane due to the utility installation ongoing between MLSC and Microbiology. The Contractor will be providing flagmen as usual to ensure delays are minimal to the campus community.
Work at the north end of the microbiology building will begin in the coming weeks. This will involve the relocation of the fire dept standpipe system and the installation of footings and steel columns to support the elevated decks of Microbiology after the removal of PH3.
The Contractor will be fencing the remainder of Parking Lot 8 on Monday 6/2/08 to incorporate as part of their staging area.

We are well under way at the Peterson Hall #3 construction site. As you may have seen there has been significant progress on the project since the beginning of April. In the last month the Contractor has installed the fencing for the project site, mobilized onsite offices, completed capping of the utility feeds for the affected buildings, started soft demolition and is beginning the hazardous material abatement of the structures. The University is working closely with the Contractor to minimize effects to the adjacent buildings.
In the last week there have been isolated incidents of poor dust control and utility interruptions. The Contractor took swift action in each circumstance to rectify the problem. We apologize for any inconvenience that was caused to CSULB staff, faculty and students as a result, but we assure you we have worked through these issues with the Contractor.
Next week, the Contractor will begin excavation of the landscape berm between Microbiology and MLSC to reroute the gas line and water line in this area. This work will affect one lane of East Campus Drive intermittently throughout the next few weeks. We will post flagmen to control traffic at all times during lane closures. As a result of this work please expect delays in the coming weeks at East Campus Drive.
We will continue the hazardous material abatement at the Animal House and PH3 throughout the coming weeks. The University has a full time onsite environmental consultant monitoring the abatement, dust control measures and demolition to ensure all proper procedures are being followed. All hazardous material abatement is completed under full containment exceeding all requirements of our governing agencies. We are working not only with our environmental consultant to ensure the safety of faculty, staff, students and construction workers, but closely with our own Safety and Risk Management Department.
In the next week the contractor will begin the demolition of the Animal House and other miscellaneous structures on the exterior of the PH3 Building. This will require the chipping and demolition of concrete which tends to be a noisy operation. We will take baseline noise readings in the area and monitor additional readings throughout the process of demolition to ensure the construction noise does not exceed safe levels.
The University has taken baseline dust samples at all areas surrounding the project site. We will be retesting the surrounding areas at key points during construction to ensure the Contractors dust mitigation measures are acceptable.
We anticipate utility shutdowns for the water system, electrical system, and gas system in the coming weeks affecting the Microbiology Building, MLSC, PH1, PH2 and FA3. I will provide more information on these items in a separate email as more information becomes available. We will be performing the work on weekends and will be providing 7 days minimum notice to all faculty and staff.
